PROCESS MARKETING YOUR HOME

• A “lockbox” will be installed on the property to facilitate the showing process

• A “FOR SALE” sign will be placed prominently on your property (if needed)

• A professional photographer will be ordered to take interior/exterior photos and/or video including aerial (if needed)

• Your home will be promptly submitted to the Local Multiple Listing Service (MLS) with the remarks section customized with the description for your property to maximize the appeal to cooperating agents and potential buyers

• A high-quality Marketing Flyer will be prepared by highlighting the features and benefits of your home for cooperating agents and potential buyers

• Listing placed on our premier webpage-links created through a network of OVER 1,000 websites.

• Launch social media Facebook campaign, with an additional campaign, launched each week

• Launch video campaign on all major video sites

• Enlist the help of my own network of clients and colleagues by e-mailing them a special flyer describing your home and asking if they know of possible buyers

• Send email “Just Listed” to the seller for distribution to their friends and family

• Send out an email to my list of buyers that are currently looking for a home

• Add Listing information to specialty internet websites such as Realtor.com, Trulia, Craig’s List, Homes.com, Zillow, Home seekers, etc.

• Prepare direct mail “Just Listed” announcements for the neighborhood and selected target areas (if needed)

• Prepare online Brokers Open House by sending an email blast to over 12,000 emails announcing new listing to their potential buyers

• Create Listing Activity/Agent Showing Services Report for your review

• Hold as many Open Houses as needed

• Call ALL agents for Feedback after every showing and share it with client

Negotiating the Contract and closing process: 

• Qualify the potential buyer and obtain supporting financial documents to verify the buyer’s sincerity and financial situation

• Review the contract and advise with a counter offer if necessary

• Explanation how contingencies and important due dates works

• Explanation of your responsibilities regarding the condition of the property and preparation for inspection 

• Explanation of inspection contingency and right to buyers right to rejection

• Providing estimated closing cost and net proceeds

• Preparation and assistance with the appraisal process

• Assistance on closing and professional support throughout of the process from offer to closing
